Income Statement
What the Income Statement Shows
The income statement (also called a profit and loss statement) summarizes your rental income and expenses over a period. It shows:
- Total income — all rent collected, fees, and other revenue
- Total expenses — any recorded expenses (maintenance costs, management fees, etc.)
- Net income — income minus expenses
This gives you a clear picture of how your properties are performing financially.
Selecting a Date Range
When generating an income statement, choose the period you want to report on:
- Monthly — a single month’s activity
- Quarterly — three months (useful for quarterly tax estimates)
- Annual — full year (useful for tax preparation)
- Custom — any arbitrary date range
The report only includes transactions that fall within the selected period.
Income Categories
Income is broken down by category:
- Rent — recurring monthly rent charges
- Late fees — fees assessed for overdue rent
- Other income — parking fees, pet rent, utility reimbursements, etc.
Each category shows a subtotal so you can see where your revenue comes from.
Expense Categories
Expenses are organized similarly:
- Maintenance and repairs — costs for fixing and maintaining properties
- Management fees — property management or platform fees
- Insurance — property insurance premiums
- Utilities — property-level utility costs (if you pay them)
- Other expenses — any costs not fitting the above categories
If you have not recorded expenses in the system, this section will be empty. The platform tracks rental income automatically; expense tracking is optional and manual.
Financial Summary
Overview of Financial Health
The financial summary on your dashboard provides a high-level view of your portfolio’s performance:
- Total portfolio value — number of properties and units
- Total monthly rent — sum of all active lease rent amounts
- Collection rate — percentage of rent collected vs. charged
- Outstanding balances — total amount owed across all tenants
Revenue vs. Expenses
The summary compares total revenue (all income sources) against total expenses for the current period. A positive net shows profit; a negative net shows a loss. Trend indicators show whether performance is improving or declining compared to the previous period.
Net Income
Net income is calculated as total income minus total expenses. This is the most important metric for evaluating your portfolio’s profitability. The dashboard shows net income for the current month and a rolling 12-month view.
Filtering and Customization
Filtering by Property
Generate reports for a single property or your entire portfolio:
- All properties — a consolidated view across everything you manage
- Single property — isolate the financials of one address
Per-property reports are useful for evaluating individual investments and for properties owned by different entities or partnerships.
Filtering by Date Range
All reports support date range filtering. Common ranges include:
- Current month
- Previous month
- Current quarter
- Year-to-date
- Last 12 months
- Custom range
Choose the range that matches your reporting need — monthly for ongoing management, quarterly for tax estimates, annual for year-end preparation.
Report Granularity
Reports can show data at different levels of detail:
- Summary — totals and subtotals only
- Detailed — every individual transaction listed
The summary view gives a quick overview; the detailed view is useful for auditing and verifying specific transactions.
