Read-Only Prompts (Free Plan)

All of these prompts work on the Free plan with any token type. They let you view your data, pull reports, and get AI-powered analysis without changing anything.

Properties & Units

List my properties.

Returns all your properties with addresses and IDs.

Show me details for Ridgeview Terrace.

Pulls up a single property’s full details — address, unit count, creation date.

Tenants & Balances

List all my tenants.

Shows every tenant with their name, email, and phone.

What does Margaret Chen owe?

Checks one tenant’s current balance. The agent finds Margaret by name and pulls her balance — you don’t need to know her ID.

Show me Margaret’s statement for the last 3 months.

Generates a transaction-by-transaction statement for a specific period, showing charges, payments, and running balance.

List all my tenants and their current balances.

The agent calls multiple tools — listing tenants, then checking each balance — and combines the results into a single table.

Leases

Show me all my leases.

Lists every lease with tenant names, unit assignments, start/end dates, rent amounts, and status.

Which leases expire in the next 90 days?

Filters to leases ending soon so you can plan renewals.

Show me my income statement for Q1 2026.

Itemized revenue and expenses for a specific period.

Show me cash flow for the last 6 months.

Inflows vs. outflows over time — useful for spotting trends.

Who owes me money right now? Sort by amount, largest first.

Accounts receivable report, ranked by balance owed.

Calendar & Workflows

What’s coming up on my calendar this week?

Shows scheduled events, inspections, and deadlines.

Do I have any active workflows?

Lists in-progress workflows with their current step and completion percentage.

Multi-Tool Analysis

These prompts cause the agent to call several tools and synthesize the results:

Give me a complete portfolio overview — properties, occupancy, finances, and anything that needs attention.

This is the “power prompt.” The agent calls 5–7 tools in parallel, then produces a formatted summary with metrics, tables, and action items.

Compare Q1 and Q2 income — which quarter was better?

The agent pulls two income statements and calculates the deltas.

Read-Write Prompts (Starter+)

These prompts create, update, or delete data. They require the Starter plan and a read-write token. When the confirmation gate is enabled, write operations return a confirmation prompt before executing.

Create Properties & Units

Create a property called “Harbor Point Apartments” at 1200 Waterfront Way, Seattle, WA 98101.

Creates the property. The agent may ask you to confirm before executing.

Add two units to Harbor Point: Unit 101 at $1,200/month (studio) and Unit 102 at $1,500/month (1 bed/1 bath).

The agent creates both units in sequence, linking them to the property.

Create Tenants

Create a tenant: Diana Reeves, email diana.reeves@gmail.com, phone (206) 555-0112.

Adds a new tenant to your account.

Set Up Leases

Create a 12-month lease for Diana at Unit 101, starting August 1, 2026 at $1,200/month.

Creates a draft lease. Follow up with:

Add Diana to the lease and finalize it.

The agent adds the tenant to the lease, then activates it.

Charge Rent & Record Payments

Charge rent for August 2026 on Diana’s lease.

Posts a rent charge. Then when payment arrives:

Record a payment of $1,200 from Diana, received today.

Records the payment and updates her balance.

Maintenance Management

Update the kitchen leak request — change status to “in_progress” and priority to “high”.

Updates fields on an existing maintenance request.

Add a comment to that request: “Plumber scheduled for tomorrow 9am–noon.”

Adds a note visible in the maintenance history.

Send Messages

Send a message to Diana: “Hi Diana, just a reminder that your lease starts August 1. Please drop off your keys deposit before then.”

Sends a message through the tenant messaging system.

Calendar

Add a calendar event: “Property Inspection — Harbor Point” on August 15, 2026.

Creates a calendar entry.

Workflows

Mark the current step on my “Rent a Property” workflow as completed.

Advances a workflow to the next step.

Skip the background check step — we already did it offline.

Skips a workflow step you’ve handled outside the system.

Multi-Step Workflows

These are complete, end-to-end scenarios. Each one chains several prompts together to accomplish a real task. The read and write steps are interleaved — you query to verify each change.

R Read — queries data, no changes W Write — creates or modifies data

Set Up a New Rental from Scratch

This walks through the full new-property workflow in one conversation:

Step 1 W: “I have a new building to set up. Create a property called ‘Elm Street Townhomes’ at 742 Elm Street, Springfield, IL 62704, with two units: Ground Floor at $1,100/month and Upper Floor at $1,300/month.”

Step 2 W: “Create a tenant: Robert Kim, robert.kim@email.com.”

Step 3 W: “Create a 12-month lease for Robert at the Ground Floor unit starting today at $1,100/month. Add him to the lease and finalize it.”

Step 4 R: “Show me Robert’s current balance.” Should be $0.00 — no rent charged yet.

Step 5 W: “Charge first month’s rent.”

Step 6 R: “What’s Robert’s balance now?” Should be $1,100.00.

Step 7 W: “Record a payment of $1,100 from Robert.”

Step 8 R: “Show me Robert’s statement.” Should show the rent charge and payment, netting to zero.

Handle a Maintenance Issue

Step 1 R: “Show me open maintenance requests.”

Step 2 R: “What are the details on the kitchen leak?”

Step 3 W: “Set it to in-progress, priority high.”

Step 4 W: “Add a comment: ‘Vendor contacted — Ace Plumbing arriving tomorrow 9am–noon.’”

Step 5 W: “Send a message to the tenant: ‘Our plumber will be at your unit tomorrow between 9am and noon. Please make sure someone is home.’”

Step 6 (after the repair)

Step 7 W: “Mark the kitchen leak as completed.”

Onboard Multiple Tenants at Once

“I have a 4-unit building called Harbor Point at 1200 Waterfront Way, Seattle, WA 98101. Create the property with units 101 ($1,200/mo studio), 102 ($1,500/mo 1BR), 201 ($1,500/mo 1BR), and 202 ($1,800/mo 2BR). Then create tenants Diana Reeves, James Okafor, and Priya Sharma for units 101, 102, and 201. Unit 202 stays vacant. Set up 12-month leases starting August 1, 2026 and finalize them.”

The agent creates 1 property, 4 units, 3 tenants, 3 leases, adds tenants to leases, and finalizes — all from one prompt.

Built-In Reports

These are pre-built analysis templates that guide the AI through a multi-tool workflow. Just ask for them by name.

Monthly Rent Review

“Run the monthly rent review.”

Checks who paid, who’s overdue, and the overall collection rate. Uses financial summary, accounts receivable, and lease data.

Vacancy Analysis

“Run a vacancy analysis.”

Reviews all units, identifies vacancies, calculates occupancy rate, and suggests actions.

Lease Expiry Report

“Show me leases expiring in the next 60 days.”

Lists leases ending soon with tenant details and renewal suggestions.

Maintenance Overview

“Give me a maintenance overview.”

Groups all requests by priority and status. Highlights overdue and emergency items.

Tenant Snapshot

“Pull up a tenant snapshot for Margaret Chen.”

A complete profile: contact info, balance, statement, lease details, maintenance history, and any issues.

End-of-Month Summary

“Run the end-of-month summary.”

The most comprehensive report — covers finances, portfolio status, maintenance, upcoming events, and recommended actions. Calls 5+ tools and produces an executive summary.

Tips & Troubleshooting

Getting Better Results

  • Be specific: “Show me Diana’s balance” works better than “check balances”
  • Name things: Use property names and tenant names instead of IDs — the agent will look them up
  • Chain naturally: “Create a property, add two units, then show me the property” works as a single prompt
  • Ask for comparisons: “Compare Q1 and Q2 income” triggers multi-tool analysis

Common Issues

“This token is read-only” Your API token has read-only scope. To use write operations, create a new token with Read & Write access from Settings → API Tokens.

“Your current plan does not include this capability” Write tools require the Starter plan or above. On the Free plan, you can view all your data but cannot create or modify records. {{< portal-link portal=“landlord” path="/pricing/" text=“Compare plans →” >}}

“Confirmation required” When the confirmation gate is enabled, write operations return a confirmation prompt before executing. This prevents accidental changes. Your agent will handle the confirmation automatically.

Agent returns raw JSON instead of a formatted answer This is usually a client-side issue, not an MCP issue. Make sure you’re using an AI model with good tool-calling support (Claude, GPT-4, etc.).
